Who holds the security deposit?
Ameritex Property Management holds the security deposit in an escrow account and assumes the risk and responsibility of handling those funds at move out.
When will I receive my distribution?
Owner distributions occur on the 10th of every month.

The Ameritex Property Management team can be reached through the owner portal, by email and/or by phone.
What types of properties do you manage?
Ameritex Property Management currently specializes in single-family residential properties of all types including detached homes, condos, townhomes, duplexes, etc.
How is a rental price determined for my property?
Ameritex Property Management utilizes a combination of technology-driven resources and analysis as well as local market data to optimize the return on your asset.
From area comps to market conditions and changes, we aim to minimize vacancy while also achieving top value for your property.
When do residents pay rent?
Rent payments are due on the 1st of every month.
Does Ameritex Property Management adhere to Federal Fair Housing Guidelines?
Yes, we abide by all legal guidelines to protect our residents, our owners and ourselves, including the Fair Housing Act and the Fair Credit Reporting Act.
Do you market my property while a resident is still living in it?
Yes, standard practice is for residents to give 60-day notice, so in doing so, this allows Ameritex Property Management to begin pre-marketing efforts for the property. However, because of COVID-19, Ameritex Property Management does not do in-person showings of occupied properties.
How does Ameritex Property Management determine what is needed to get the home ready for a new resident?
Ameritex Property Management has a multi-point inspection and assessment at the point of onboarding a new unit and/or post resident move-out. The report of that inspection and assessment along with the subsequent recommendations are then given to the property owner.
What does Ameritex Property Management do to limit the number of vacant days?
In order to minimize the number of vacant days, Ameritex Property Management has an extensive marketing plan that begins in pre-marketing while a home is still occupied. Although we do not currently offer showings while the home is occupied due to COVID-19, our marketing efforts start well before in order to gain interest and qualified leads.
Additionally, we have created a property turn process that has been streamlined resulting in an average repair turn time of 7 days from owner approval.
Will you let me know when my home has been leased?
Yes, property owners are notified via email alert and the owner portal when a lease has been executed.
How does the application process work?
Our application process is done all online using the Closing Docs program. Once it is completed and screened, the potential resident will be notified of approval or denial. In the case of approval, additional steps will be discussed to finalize the lease agreement.
What is the Closing Docs program?
The Closing Docs program is an online bank verification system that provides real time insight into our applicants finances (no more fraudulent documents)! It greatly benefits you, the owner, by reducing revenue loss to vacancy by shortening the application process and increases the quality of residents by configuring net income vs. gross income.

How long can a resident hold a property?
Resident are typically required to occupy a property within 14 days of the lease being signed. If that time is to be exceeded, additional hold fees to retain the property may be assessed.
Does Ameritex Property Management make the final decision on application approvals?
Yes, Ameritex Property Management takes ownership over the application approvals, so that owners do not have to worry about the reviewing and screening process, or the legal ramifications associated with resident approvals and denials.
Can I receive a copy of the applicant’s credit report?
No, the Fair Credit Act prevents us from sharing that information about any applicant, so we are unfortunately unable to provide that to our owners.
How is a rental price determined for my property?

How much is the security deposit charged to the residents?
We typically hold the equivalent of one month’s rent as a security deposit but could potentially hold more depending on the screening and application status of the resident.
What damages are resident responsible for?
Residents are responsible for any damages above normal wear and tear to the property.
Can the resident use their security deposit to pay the last month rent?
No, security deposit funds are held in an escrow account and used for turn costs and damages upon resident move out.
How many days’ notice does the resident have to give to move out?
Residents are required to give a minimum 60-day notice in writing prior to move out.
Does Ameritex Property Management require residents to have rental insurance?
Yes, we require that residents have an active rental insurance policy.
Does Ameritex Property Management require residents to have utilities in their name?
Residents are required to place all applicable utilities in their name at the start of their lease agreement, and they responsible for the payment of the subsequent charges incurred during the lease term. These utility services include, but are not limited to, electric, water and sewer, gas, etc.
When do residents pay rent?
Rent payments are due on the 1st of every month.
How do I know if my resident paid rent?
As the property owner, you will be able to see real-time updates, which includes rent payments and account balances via the owner portal. Owner reports are also emailed out on a monthly basis.
How are turn expenses billed?
Property owners will receive a bill within the owner portal and can pay via cash that is in their linked bank account or be invoiced with payment needing to be received within 30 days.

What is a Repairs & Maintenance Limit? Will you contact me to approve every service request?
Owners can set a cost limit as it pertains to repairs and maintenance. In doing so, anything above that amount expressed will require Ameritex Property Management to reach out to receive approval before proceeding with that repair. Anything that is below that limit, will not require owner authorization.
How do you fulfill maintenance requests?
Maintenance requests are received through the resident portal or 24/7 emergency hotline, and an early diagnosis is determined during that initial outreach. Our in-house maintenance team or network of local and vetted vendors will then be dispatched to the property to address the issue in a timely fashion to minimize disruptions.
Do you handle maintenance issues that happen late at night?
Yes, we have a maintenance call center that is available 24/7/365 to handle emergency issues after hours, over weekends, on holidays, etc.
